The Buckman and Kerns neighborhoods are some of inner Portland's most urban neighborhoods. Buckman is bordered by the river on the west, 20th on the east, Hawthorne on the south, and Burnside on the north. The Kerns neighborhood borders it, starting at Burnside on the south, I-84 on the north, the river on the west and 28th avenue on the east. Many parts of these neighborhoods, especially further west, are industrial, and all along Burnside has been run down for years and years. In the last few year though, many neighborhoods in these areas have taken a serious upswing, becoming almost the epicenter of what is hip in Portland. On Burnside, the first real business to start it all was the Doug Fir, a hip restaurant and music venue. It turned a run-down motel into a innovative & sleek night spot in Portland (named the Jupiter Hotel, again a trendy, inexpensive hotel). Across the street vacant storefront properties boast fresh urban shops and restaurants. Further west, past Grand and down on the southeast side of the river are warehouses and some tucked away, interesting places, including some new Portland distilleries.
28th avenue, or restaurant row, runs on the east border of Kerns, and is home to excellent restaurants, my favorite SE coffee shop & bakery, Crema, and the Laurelhurst theater. Laurelhurst park is relatively close. Colonel Summers Park is at 20th and Belmont, in the Buckman neighborhood as well.
Residential real estate in Buckman and Kerns is clustered between Hawthorne up to Glisan (north and south), and from about 12th up to 28th, there is a mix of homes in Buckman in a variety of conditions. There are some really interesting Victorian houses in varied states of repair, many colorfully painted, some turned into apartments. There are many old-style Portland homes, some apartment buildings, lots of interesting commercial pockets and businesses. Again, the feel, I think, is for someone who wants to be in the heart of the action, and doesn't mind some interesting characters.
What's close? Downtown is very close, from a 5 minute drive on the west ends of the neighborhoods, to 10 minutes further east. Major bus lines run on Burnside, 12th, Grand, MLK and some on 28th. There is no MAX line here, but it is just north of I-84 by the Lloyd Center. There are lots of small commercial pockets throughout both of these neighborhoods. The parks in these areas are: Everett Community Garden, Buckman Field, and the Oregon Park. There are no grocery stores very close, although there is a Safeway on Broadway, and New Seasons at 21st and Division.
