Ladd's addition is it's own special little area of Portland, tucked between Hawthorne on the north, Division on the south, 12th on the west and 21st on the east, making it a small, unique piece of Portland. Many people will live in Portland for several years before they discover it, and I've had many clients move here from out of town, and tell me about "this beautiful neighborhood I happened to wander into..."
Real estate in Ladd's Addition is characterized by stately and expensive homes in a historic neighborhood with tree lined streets in an area that feels very quiet and peaceful. Yet it's one of the very closest neighborhoods to downtown. With no traffic, you can be across the Morrison Bridge in 5 minutes. Being bordered by Hawthorne and Division, you're minutes away to all these streets have to offer. Also just south is the Clinton (Hosford Abernathy) area, one of the freshest newly developed areas in southeast Portland. One of Portland's best restaurants, Castanga, is just at 17th on Hawthorne. If you can afford it here, Ladd's Addition is one of the most beautiful, convenient and accessible areas in all of Portland. Except for the confusing streets. You'll get used to that though.
In addition to the off-kilter layout that has confused many Portlanders, the narrow streets in Ladd's Addition are lined with American elm trees and many lead to a large traffic circle in the center. Other streets lead to four smaller, diamond-shaped "circles" located to the east, west, north, and south. Each of these "circles" contain one of Portland's test rose gardens, with the northern garden's rose bushes being in a slightly different layout than the other three. These are beautiful in the spring, summer and fall.
The entire neighborhood is designated a Historic district, and people that hold their properties open once a year get a large tax break. The neighborhood also hosts several churches, a hat museum, a few shops including an espresso and dessert house (Palio) and "Funky Church," a house that was formerly a church and currently hosts small concerts and other events. Portlanders directionally savvy enough to navigate the web-like neighborhood can often be found walking their dogs, or admiring the many early 20th century homes and gardens.
What's close? Downtown is mere minutes away, going over either the Morrison or Hawthorne bridges. Sellwood (and the best sushi in town), are about a 10 minute drive south, and Ladd's Addition is surrounded by commercial
areas. New Seasons is at 21st and Division and the People's Coop, with it's weekly farmer's market, is at 20th. Major bus-lines run on Hawthorne, Division and 12th, making public transportation a breeze. There is no MAX line close to here.
